What is a Comparative Market Analysis
|

The correct selling price of a home is the highest price that the market will bear.
To assist you in determining the correct asking price Realtors provide you with a comparative market analysis. We use comparable properties that have sold in your neighborhood within the last 6 months as well as homes that are offered for sale in your neighborhood. This allows us to see who your competition is and what the market is selling at.
Once you have the average price per square foot for your area, you can see where a good starting point is to price your property. I then take into account your upgrades, condition of home, curb appeal, location in the neighborhood, just to name a few. This additional information allows us to make a more educated decision when pricing your property.
